The Greek land registry is approaching completion after three decades, and if you own property in Greece but have been living abroad for years, there is a very real chance that your property is not properly registered in your name.
It will not sort itself out. In fact, the longer you wait, the bigger the risk.
What is happening with the Greek land registry right now
Greece has been building its national land registry, known as the Ktimatologio, for over three decades. The process is now approaching completion, with the vast majority of properties across the country either already registered or in the final stages of the process.
This is largely good news. But there is a serious problem buried inside it.
Approximately 3.45 million property rights across Greece are currently recorded as belonging to an unknown owner. That means no name, no registration, no legal link between the property and the person who believes they own it. In some areas, this figure exceeds 20% of all registered rights.
If your property falls into this category, the consequences can be severe.
What “unknown owner” actually means for you
It means your property exists in the registry, but your name is not next to it. This happens when the owner did not submit a declaration during the cadastral survey process in their area.
The risks are very concrete:
- Third parties can attempt to claim your property through false declarations or adverse possession claims.
- Once the initial registrations are finalised, undeclared properties are transferred automatically to the Greek state.
- Any future sale, inheritance, or legal transaction involving the property becomes extremely complicated and potentially impossible.
In short: a property that was never declared can, quite simply, stop being yours.
How to check if your property is correctly registered
The process is more straightforward than you might expect. Here is what to do:
Step 1: Visit ktimatologio.gr
Visit the Greek land registry portal at ktimatologio.gr. You can search for your property using its location or its KAEK number (the unique national cadastre identification code) if you have it.
Step 2: Check whether your name appears
In the search results, verify that your property is listed under your name. If it appears as “unknown owner”, or if you cannot find it at all, you need to act immediately.
Step 3: Contact the relevant cadastral office
If the online search does not give you a clear answer or you have any doubts, contact the cadastral office responsible for the area where your property is located. They can direct you to the correct next steps.
If your property is not correctly registered: contact a lawyer immediately
This is not the time to hesitate. If you discover that your property appears as unknown owner or is not correctly recorded, you need an experienced property lawyer to handle it without delay. Your lawyer will:
- gather the necessary documents proving possession over the past twenty years,
- submit the ownership declaration to the land registry,
- monitor the progress of the application and manage any objections,
- ensure that your property is finally registered in your name.
The process is not always quick, but the sooner you start, the fewer complications you will face.
A special note for Greeks living abroad
If you have been living outside Greece for years and own property in the country, it is far from guaranteed that anyone registered it on your behalf. Inherited land, old family plots, holiday homes that have “always been there” could all be at risk without your knowledge.
The advice is simple: check now, from wherever you are in the world. All you need is internet access and, if necessary, a trusted property lawyer in Greece who can handle everything on your behalf.
This applies equally to foreign nationals who have purchased property in Greece. If you bought a home or investment property in Attica and have not verified its cadastral status recently, now is the right moment to do so.
Do not let your property become “unknown owner”
The Greek land registry is not just an administrative formality. It is the legal proof that what you believe you own actually belongs to you. In a world where properties are sold, inherited, and transferred, correct registration is the strongest protection you have.
