Individual clients called in directly from Dubai, Abu Dhabi, Doha and several cities in Saudi Arabia, not referrals from other real estate agents, but private buyers reaching out on their own, all asking for the same kind of home, seafront property in Attica, or a house close enough to the water to feel like it.
It started with one inquiry. Then a second, from a different Gulf city. Then a third, then a fourth. Different names, different backgrounds, no connection to each other that we could find, and yet every single one of them wanted the same thing.

At Epsilon Team Real Estate, we have worked across Athens and the wider Attica region for 17 years, so we have a fairly good sense of where demand normally comes from. Historically, most of our international clients arrived through referrals, other agents, lawyers or existing clients who had already bought through us.
This summer was different. The people contacting us from the UAE, Qatar and Saudi Arabia were not being pointed our way by a colleague. They found us directly, did their own research, and arrived already knowing roughly what they wanted, seafront property in Attica, either right on the water or a short walk from it.
What Gulf buyers in Attica are actually looking for
The requests were remarkably consistent. Buyers wanted direct or near direct sea access rather than a distant sea view, privacy and discretion during the search, and, more often than not, they specifically asked whether we had anything that was not already listed publicly online.
That last point matters. Serious buyers, especially at this level, are usually not looking to compete for the same three properties everyone else has already seen on a portal. Escaping the summer heat
When temperatures in Riyadh or Doha push past 45 degrees in July, a property a five minute walk from the Aegean starts to sound very appealing. Attica offers a genuine Mediterranean summer, warm but liveable, with the sea right there to cool things down, literally.
Direct flights and easy access
Athens is a short, direct flight from most major Gulf cities, which makes a second home here realistic rather than aspirational. A seafront property in Attica can genuinely be used several times a year, not just once every couple of summers.
A different kind of lifestyle and culture
Greece offers something that a purely modern skyline cannot, 3,000 years of history, a slower pace of life, and a coastline that has been considered desirable since antiquity. For buyers coming from cities built almost entirely in the last few decades, that contrast is part of the appeal.
Long term value and residency
Prices for seafront property in Attica are still considerably lower than comparable seafront locations elsewhere in the Mediterranean. For Gulf buyers thinking beyond a single summer, that gap represents real long term potential.
Residency is also part of the conversation for many Gulf buyers in Attica. Under the current Greek Golden Visa framework, a real estate investment in the Region of Attica requires a minimum of 800,000 euros in a single property of at least 120 square metres, and grants a five year, renewable residence permit for the whole family, with no minimum stay requirement. One detail worth knowing early, a property acquired for Golden Visa purposes cannot be used for short term, Airbnb style rental, so this needs to be planned for from the start.
